		<description>My mortgage balance (with Bank of America) is currently $100,000. It was an FHA loan. Yesterday, my bank told me that the value of my home is $50,000 and because they only make loans with a loan to value ratio of 80% they could not refinance my home because my LTV ratio was 200%. I thought Obama announced a refinance program that did not consider equity?
My BofA rep told me that I should look for a bad credit loan, but my credit is good. He said it would be considered a bad credit loan because of my lack of equity---Except for the value of my home, I meet the other FHA loan requirements.  
Am I eligible for the FHA short refi program?

		<description>Been working for over 3 months on a loan for a home, only 9 days left before the final extension expires to close and the lender insists they need a 4506T before closing even though they have proof that taxes were filed. The transcripts are not available yet. Is there any alternative to this problem? They have had me pay for the appraisal in July, the loan closing has been extended three times. I don&#039;t want to lose this home. What can I do??</description>

Energy saving installations of double paned and impact resistant glass will improve the value of a home. The are other things 
that a home owner might consider as value producing improvement. For my money I like a standing seam metal roof on a home for 
two reasons if it is installed in white FPL will provide an energy star rating and the last I checked a forty cents on the dollar 
rebate. Additional insulation in the attic is always a good idea and can be done at a reasonable cost using a blown-in process. 

FHA 203K loans are excellent for these upgrades.</description>
